Staging, Does it really work?

7/26/2011 UPDATE: THIS HOUSE IS CURRENTLY UNDER CONTRACT!!

Whenever I go on a listing appointment and describe how my marketing and staging techniques are worth every dollar it’s hard for some sellers to grasp the value, especially without seeing visuals. So I decided to pull some before and after shots of this Atlanta Mid-Century Modern Home that was recently re-listed by me in Northcrest (Atlanta’s Mid-Century Modern neighborhood located at 85N and 285).

3506 Summitridge Dr. is a 4 bedroom sprawling Ranch with a 2 car garage. Before my team and I got our paws on this Mid-Century Diamond in the rough, it was looking a little sad and forlorn. The previous agent’s attempt was just that – an attempt. Unfortunately it did not capture the LUSTER and SPACE of this Mid-Century Modern Ranch with it’s soaring ceilings, T&G paneling and master suite!! The seller was getting worried that the house wasn’t going to sell. After being referred to me by some friendly neighbors I walked her through the staging process and explained how staging and professional photography would help sell her house.

If you are on the fence about which listing agent to hire to sell your home, talk to friends and neighbors and get their opinion about the agents who work in your Neighborhood. I STRONGLY SUGGEST WORKING WITH AN AGENT WHO USES STAGING TO SELL THEIR LISTINGS…. WHY?? Just look at the pictures below!!

Spring has Sprung in Northcrest!

It’s hard not to fall in love with the Mid-Century Modern Homes that line the streets of Northcrest, especially when you drive through on a sunny April day. The azaleas are in full pastel bloom and the pink and white dogwoods create a canopy over the hills and turns. If your windows are down you can smell the lilacs and wisteria and hear a Red Robin welcoming the Spring. There are mom’s pushing strollers and smiling neighbors walking their fluffy four-legged friends. Everyone waves or smiles as you pass by. Spring is personally one of my favorite times in Northcrest, there is something magical in the air and it’s NOT the pollen

Dick and Jane’s Mid-Century Modern Makeover!! (Before & After Pics)

This one was fun!! The 3597 Eaglerock Dr. already had GREAT BONES and sits on one the most coveted lots in the Mid-Century Modern neighborhood of NORTHCREST! The lot is over an ACRE and the gardens have been loved and nurtured over the years to provide some of the most spectacular fruits and flowers!

Mr. and Mrs. Dingler lived and loved this house for close to 30 years and they had the basement dug out by hand to create a wonderful large office where Mr. Dingler could keep track of their day to day finances. The clean Mid-Century Modern lines of this house were left intact while we decided to go with a more modern gray color pallet for the outside and cool whites and blues for the interior. Wood Floors were added as well as a completely new kitchen and baths. All the electrical was updated along with some hip contemporary lighting that had a MCM twist. The copper plumbing is new and the “shag” a.k.a frieze carpet in the den added an element of cozy-class. The original hood-vent, which previously displayed an electric fireplace was left for the new owners to decide what they wanted to do with it. Some people like it some don’t. I personally think it gives the home a more original feeling and keeps in line with how the builders/ designers wanted it back in the 1960′s (but to each his own).
